Greetings from Vancouver! Glad to be back in Canada - and getting home to the Okanagan tomorrow.
You'll notice a big drop in the number of single family homes sold this week - while the number of all other types of residential MLS® transactions were up. This explains a the swing downward in the average sale price ( and last weeks result was abnormally high) Add to that the fact that the most expensive property sold for less than half as much as the week before - and it is not surprising that the total sales volume was WAY down ( over $11,000,000) while the number of transactions was only 8 less.
Just over $15 Million in residential MLS® real estate was reported sold in the Central Okanagan, Kelowna BC and area January 14-20, 2013. Sales ranged from $83,000 - $1,140,000 while days to sell were 12 - 1775! Average sale price came in at $352,868.
Vernon BC and area residential real estate for the North Okanagan zone reports a combined sales volume of just over $2.6 Million. Sales ranged from $15,000 to $587500. Days to sell ranged from 17 - 1442. Average sale price this week was $233,000.
In Shuswap Revelstoke, sales were light, with only 4 sales reported for a combined value of less than $900,000. Sale prices ranged from $28,200 to $295,000. Average sale price was $224,550. Days to sell ranged from 45 - 251 this week.
