Okanagan Shuswap Real Estate: What's Selling? Jan. 23 Sold Reports are out.

The North Okanagan (Vernon and area) carries the weight of the increase in Okanagan Shuswap sales results this week, with the Shuswap zone up slightly, and sales in the Central Okanagan (Kelowna and area )zone declining by 3 sales.

The chart below looks back at the number of sales per zone for the last 4 weeks.

In the Okanagan Shuswap real estate region in January 2010, a total of 391 residential real estate sales were recorded. So far in January, 2011 we have seen 265 properties move to sold status. It will be interesting to see where numbers will sit come the end of the month. Given the rate of increase week over week regionally – it would look that if we continue at the same pace we should see the number of property sales at near last year’s results. Overall 2010 saw properties move at a ratio of 12.6 per day, and currently we have seen demand in the rate of 11.5 per day.

The last week of the month will tell the tale.

2010 Real Estate Recap: North Okanagan, Vernon BC Adventure Bay Report

In today’s post – we look at the Adventure Bay sub area of Vernon BC real estate. Adventure Bay is among the higher end neighbourhoods in Vernon, with its larger lots, Okanagan Lakeshore, and sweeping lakeview properties. One thing to keep in mind in developing neighbourhoods such as Adventure Bay is that properties that are sold as building lots may then re-sell as executive or luxury homes. The added value in the property does not necessarily mean an increase in all real estate values in the neighbourhood nor does it mean that if none of these type home sold that values have dropped. The largest component of the sales in this neighbourhood were single family homes – making up 67% of the total number of transactions. Of the 6 homes sold 2 were listed as Single Family in  Bare Land Strata homes and the remaining 4 were listed as Single Family.

When looking at price points – it is more important to look at the trend than it is to look at the individual values. Remember that a single sale made or taken away changes the look of the graph... but not the values of the other properties sold.

Neighbourhood Real Estate #Vernon BC: A look at Alexis Park in 2010 Property Sales =$9,774,300

Today’s post features a look at the Alexis Park neighbourhood in Vernon BC real estate focusing on the residential sales numbers for the year 2010. For more information about Alexis Park please visit the neighbourhood page on our website.

Residential real estate in the Okanagan is comprised of the following types:

·         Lots and Acreage

·         Manufactured Homes

·         Recreational

·         Single Family Homes

·         Strata

Within each classification – there are sub categories – but we will deal with those on an as needed basis.

In 2010 –within the Alexis Park neighbourhood, there were 42 residential sales transactions – which is less than half of the number of sales this neighbourhood saw in 2005, and 20 less than the volume of sales in 2009. In the big picture of North Okanagan Real Estate in 2010 this neighbourhood contributed approximately 3% of the total number of sales 2% of the overall dollar value traded in the North Zone. and The chart below looks at the overall number of residential real estate transactions in Alexis Park each year from 2005 including 2010.

In 2010 the 42 properties that sold broke down into the Lots & Acreage (3), Single Family (13) and Strata (26)  categories within the residential category, with the majority of the sales being Strata or multi-family property sales.

With that in mind, let’s look at the pricing graph for Alexis Park residential real estate from 2005 including 2010:

Now – Alexis Park is a really interesting study in hyper local real estate...

Why?

Well the new development neighbourhood of Turtle Mountain is contained with the Okanagan Mainline Real Estate Board boundaries for Alexis Park. This area has been under development since the early 2000’s. As a major development with multiple builders, many sales of lots and single family homes have occurred outside of the MLS system – and therefore, the data is not included in our searchable information. The important thing to remember is  - that in 2005 none of those homes existed therefore – it is far from accurate to think that real estate values more than doubled in this area – it is more accurate to understand that a whole new sector of high end housing was added to the market.

The other factor to consider is the high percentage of strata units in the Alexis Park area – especially when comparing to other neighbourhoods which may have little to no multi-family complexes. Because this is a high multi-family neighbourhood, let’s look at the strata market in more detail for 2010:

Chart of the Day: North Okangan Real Estate by Neighbourhood # of Sales 2010

This Pie Chart is based on data within the residential portion North Okanagan Zone of the Okanagan Mainline Real Estate Board database. Our search was run on January 12, 2011. Hopefully that has given enough time for paperwork to be posted.

The only filter on sales within the North Okanagan Real Estate zone between Jan. 1, 2010 and Dec. 31,2010 was that the property be classified as “Residential” therefore, these numbers include lots and acreages, manufactured homes, recreational properties, and all manner of single family dwellings and strata properties ( condos, townhomes and apartments.)

Total number of residential real estate transactions in the North Okanagan Zone was 1452. Here’s how each neighbourhood stacked up:
